Q. How many apartment types are available?
A. Park Point has more than a dozen different spacious apartment styles to choose from - styles range from 1 bedroom, 1 bathroom to 5 bedroom, 2 bathrooms.

Q. What are the lease terms?
A. Lease terms for 2013-2014 are 11.5 months.

Q. How much does it cost to live at Park Point?
A. Our 11 month rate ranges from $690 a month to $1,340 a month. Click here to download the 2013-2014 rates.

Q. What's included in this cost?
A. Each unit includes a full kitchen with dishwasher and standard modern appliances (including stove and microwave and a full refrigerator), in-unit washer/dryer, all utilities (heat/central air, standard cable, local phone, high-speed internet, garbage pick-up) and complete furnishings (bedroom, living room and kitchen). You also have exclusive access to The Club at Park Point, which features an outdoor heated pool, hot tub, sand volleyball and basketball courts, cinema, a fitness center, two student study centers and more. 24 hour maintenance and security is also included in this cost.

Q. Is the lease written for each resident or the apartment?
A. Lease contracts are for individual bedrooms within a unit.

Q. What will parking be like?
A. Park Point residents have free parking.

Q. Where is Park Point located?
A. Just off the RIT campus at the intersection of Jefferson Road and John Street.

Q. Where is the Leasing Office located?
A. The Park Point Leasing Office is located inside the clubhouse - 400 Park Point Drive.

Q. Is Park Point accepting applications? What is the availability?
A. We are currently accepting applications for 2013-14 on a first come, first serve basis. Units go quickly, so contact the Leasing Office for availability.

Q. Where can I submit/send my application?
A. Applications with the $75 processing fee can be dropped off in person at the Leasing Office or can be mailed to the following address:

Q. Do I need a guarantor/co-signer?
A. Yes, a US guarantor is required for all Leases and must be approved by the Landlord. If you do not have a US guarantor you will need to prepay the last two month’s rent at lease signing.

Q. Can I use my financial aid?
A. Yes. When using financial aid you will have until the end of drop/add to make your rent payment. If payment is not received at the end of drop/add then late fees will apply.

Q. Will you send me a bill each month?
A. We do not send invoices. Your lease will include your rent payment details.

Q. How can I pay my rent?
A. We accept check, money order, cash and credit card. You can come into the office or call to make a credit card payment, or sign up for automatic withdrawal from your checking account each month using ACH.

Q. Does Park Point require a security deposit?
A. No, however a one-time $150 service fee and last month’s rent is required when signing the lease.

Q. Is Park Point considered on-campus housing?
A. No. While Park Point is conveniently located right next to RIT, it is privately owned and managed.

Q. Are Park Point residents allowed to get an RIT parking permit?
A. No, the college does not allow our residents to drive to campus. However we do offer a courtesy express shuttle to and from campus (runs every 15 minutes with three different pick-up locations at Park Point).

Q. Does Park Point allow subleasing?
A. Subleasing is permitted with the Landlord's written consent. Sub-tenants must meet eligibility and financial requirements. Contact the Leasing Office for details.

Q. Are the apartments handicapped accessible?
A. Several apartments meet ADA accessibility requirements and all other apartments are adaptable.

Q. Can I share my bedroom?
A. All apartments are designed to accommodate only one resident per bedroom.

Q. What sizes are the beds?
A. Each bed is full size.

Q. Is garbage pick-up included?
A. Yes. Garbage corrals are strategically located throughout the property. You are responsible to take your garbage and recycling to these areas. Simone Square apartments have garbage shoots located on each floor.

Q. Is there a model unit to walk-through?
A. Please contact our Leasing Office to schedule a time to see an apartment.

Q. Can I request an apartment or roommates?
A. We take all considerations into account and do everything we can to accommodate your requests. However, we make assignments based on a first come/first serve basis. If you have special requests, please indicate them on your leasing application.

Q. How secure are the Park Point apartments?
A. Park Point has 24/7 onsite security to assist with any issues that residents may have. 18 blue light phones and 52 security cameras are located throughout the property. Simone Square apartments have swipe card access at all building entrances and all apartment doors have peep holes. Apartment keys open only your front door and bedroom door, so only you have access to your bedroom.

Q. Can the apartments be co-ed?
A. Yes, but only by request and consent of all roommates.

Q. Are pets allowed?
A. No.

Q. Is there designated housing for undergraduate vs. graduate students?
A. Housing is based on a first-come, first-serve basis and we will try to accommodate tenants' requests.

Q. Does Park Point have a tanning facility?
A. No.

Q. Does Park Point have RA's?
A. No, but we do have 24 hour security.
